<Abstract>
The formation of Rentier states and dependency of national economy on natural resources is one of the greatest concerns of countries facing this phenomenon. Because Iran is one of these countries, many articles have been written about the effects of rentier states, but little endeavor has been made to combine these effects and theoretically conceptualize them. In this paper, at first, the Persian articles were chosen by keywords "rent", "oil" & "rentier state". After primary screening of articles by subjects, the articles for the purpose of this research were selected according to four criteria. Then, grounded theory procedures were applied on them- from open coding (line by line coding) to selective coding using Atlas.ti 6.0 Software. At the first step, grounded theory analysis resulted to three theories for explaining rentier state's effects, namely: 1) Rentier state leads to formation/increment of short-term mentality and self-benefit-orientation in people; 2) Rentier state weakens nation-state formation process; 3) Rentier state increases economic non-market orientation. At last, by combining these three theories, the final overarching theoretical conceptualization of the effects of rentier state indicates that: rentier state leads to formation/increasing of anti-sustainable development institutions. Finally, the effects of rentier state on urban economy were discussed based on the resulting theories.

Urbanization growth which is one of the most important issues in the housing sector studies has deeply influenced Iran's urban population in recent years. Tax policies in the housing sector have affected urbanization growth by their impact on the number of construction licenses issued.These tax policies are a tool in urban policy and urban development programs, and in this study, it has been viewed from the economic. The aim of this study is to evaluate the effect of tax policies on urbanization growth for which dummy variable were used. For this purpose, the ARDL model and coefficients stability tests were applied for 1990-2013 data. The results from CUSUM and CUSUMSQ tests and the model show that the estimated coefficients for the period have been stable due to the adopted policies and these policies have led to a decrease in urbanization growth.

Sports clubs often generate some private and public goods, thus they are economically valuable for cities. The main objective of this study is to find economic value of Foolad Mobarakeh Sepahan football club for city of Isfahan. Both the use and non-use values of this professional sport team are estimated using the contingent valuation method (CVM). The study is based on a survey conducted through interview and obtaining information from citizens with the sample size of 344. The results show that the average willingness to pay for the existence of Sepahan football club in the premier league competitions is 164800 Rials (United States Dollar = 42,000 Iranian Rial), for winning the premier league cup is 139700 Rials, for winning the knockouttournament cup is 117600 Rials, and for winning the AFC Champions League cup is 24480 Rials. Also the average willingness to pay for watching Sepahan matches in the stadium and watching the games from Television respectively are 44330 and 27730 Rials.

Urban parks have recreational value for people's leisure time and for this reason, environmental economists pay attention to estimation of economic value and understanding their impact on welfare of urban society. In this study, individual travel cost method is used for estimating the value of Nazhvan park’s recreational services. Sample size was calculated to be 508. A logarithmic regression model was used in the Individual travel cost method for assessing the impact of explanatory variables on the number of visits. In order to achieve this goal, travel function has been estimated in form of linear, logarithmic, linear-logarithmic and logarithmic-linear functions, among which logarithmic function was selected based on statistical significance. In the logarithmic model, 10 of 15 independent variables were significant. According to the results, consumer surplus for each visit during a year is equal to 0.79 million Rials for a group of three people and 0.24 million Rials for each visitor. Comparing our results with Sameti et al.(1391), demonstrates that welfare surplus per visit in individual travel cost method is 14.24 percent less than marginal willingness to pay in contingent valuation method.

The present study was conducted in order to investigate the effect of non-market characteristics of visual art objects on their price, using the hedonic pricing model. Our case consists of 308 paintings and 72 sculptures sold through art exhibits during Bahman 1393 to the end of Khordad 1394 by 10 selected art galleries in Tehran. The determinant factors are divided in three categories including:1.artist characteristics, 2. gallery characteristics, 3. the art object’s characteristics. According to the results for paintings the characteristics of artists and gallery have significant effects on the price. Among art object’s characteristics: post-modern, abstract and miniature are the styles with greater influence on the price, and the paintings using synthetic materials and oil-color are -in the average- sold with higher prices than acrylic paintings. For Sculptures, galleries and the material used in the object have significant effects on the price, among which Shirin art gallery and metal and synthetic objects have greater influence. The size of the object has also significant effect on the price of both paintings and sculptures

Total Factor Productivity (TFP) is the portion of output not explained by the amount of inputs used in production. As such, its level is determined by how efficiently and intensely the inputs are utilized in production. Economists have long recognized that total factor productivity is an important factor in the process of economic growth. It plays a critical role on economic growth and Comparative advantage of industries. So, identification of factors affecting productivity is very important. This paper aims to analyze the effect of spatial agglomeration of industrial activities on total factors productivity in Chemical and Machinery Industries by using the Generalized Methods of Moments (GMM) on panel data for 27 provinces of Iran over the period 2000-2011.The results have shown that the relationship between the variable of localization (specialization) and TFP has quadratic form -U inverse shape- and the urbanization index (diversification) has positive effect on total factor productivity in Chemical and Machinery Industries.
